We design singular homes — and thoughtful remodels of existing ones — that belong to their place and the people who live in them.
JOCO Architects is a small, principal-led residential architecture studio with offices in Seattle and Boise, working between the forests of the Pacific Northwest and the high desert of the Mountain West. We design custom homes, whole-house remodels, and additions for clients across Washington and Idaho.
Our work is shaped by site, light, and material — and by a slow, considered process that values clarity over complication. We take on a deliberately limited number of projects each year so that every home receives the rigor and intimacy it deserves.

Design is a long conversation —one we love to have slowly.
Our process is collaborative, considered, and unhurried. We begin with the site, then the people, then the program — and let those three voices shape every decision that follows.

Listen & Walk the Land
Every project begins on site. We learn the slope, the light, the views, the wind. We listen to how you live now and how you'd like to live differently.
Sketch & Test
Quick studies, hand drawings, study models. We test many ideas inexpensively before committing to one, so the chosen direction feels both surprising and inevitable.
Refine & Detail
The slow work — material samples in the light of your site, full-scale mockups for the moments that matter, every junction drawn with intent.
Build & Steward
We stay close through construction, working hand-in-hand with builders we trust to protect the design where it counts and adapt where it should.

JOCO is intentionally a boutique firm who would rather know every project deeply than scale to know none of them well.
